Las Vegas, for a high earner.

The Californians who left came here first. No state income tax, 290 days of sun, the desert at the edge of town, and a city that does not care what you do at night.

In short, current to October 2026

  • A person earning $1,000,000 and resident in Las Vegas, United States, pays an effective 32% of income tax on the Patrician.ch 2026 model, keeping $680K. Of that, $320,000 is federal income tax, the same in every state, and Nevada adds nothing, since it has no state income tax. At $300,000 the effective rate is 23%, and at $3,000,000 it is 35%.
  • Capital gains on a disposal by a resident individual are taxed at 24% in total in Las Vegas, so a $5,000,000 liquidity event realized after residence begins carries roughly $1.2M, all of it federal, since Nevada taxes no capital gains.
  • Inheritance: no Nevada estate or inheritance tax. The US taxes an estate at 40% above $15M per person in 2026. A US citizen spouse inherits free.
  • A US citizen or green card holder needs no visa to move to Las Vegas from another state. For a buyer from abroad, the realistic route in is Residence by investment, Founder & talent.
  • Cost of the life is 70 on the Patrician.ch index where Zurich is 100, safety 5 of 10, schools 4 of 10. These 3 are Patrician.ch editorial indices scored by us, not published statistics.
  • Figures are current to October 2026. Tax thresholds and residence routes move, so confirm with counsel before relying on any of them.

In Clark County each city and unincorporated town sits in its own tax district, so the choice of quarter is a choice of property tax bill. On a home valued at $5,000,000, The Ridges, Summerlin (Summerlin Town, unincorporated Clark County) pays $499 a year less than MacDonald Highlands (City of Henderson), 1.0% of the bill.

QuarterBilled byRate 2026Yearly tax on $5,000,000

MacDonald HighlandsCity of Henderson$2.9613 per $100 of assessed value$51,823
Southern HighlandsEnterprise Town, unincorporated Clark County$2.9328 per $100 of assessed value$51,324

Nevada assesses a home at 35% of taxable value: the land at market value and the house at replacement cost less depreciation, which usually lands below the price paid. This bill applies the rate to 35% of the full $5M, so it is the ceiling. After the first year a cap holds the rise to 3% a year on a primary residence, 8% on any other home. Special improvement district assessments are billed per parcel on top. Source: Clark County Treasurer, tax rate by district for fiscal year 2026-27, per $100 of assessed value: Summerlin Town districts 420 and 421 (The Ridges) 2.9328, City of Henderson districts 500, 503, 505, 512 to 514, 516, 518, 521 to 524, 528 and 529 (MacDonald Highlands) 2.9613, Enterprise Town districts 625 and 635 (Southern Highlands) 2.9328. Nevada assesses a home at 35% of taxable value (NRS 361.225). Special improvement district assessments are billed per parcel, not included. Federal and state income tax are the same at every address in Las Vegas, so property tax is what the quarter changes.
