Moving to Las Vegas from San Jose and Silicon Valley.

What a high earner from San Jose and Silicon Valley keeps after income tax in Las Vegas, what a home there costs to buy and hold, and who else is making the same move, on 2026 rules.

In short, current to October 2026

  • On $1M of income, a single filer in San Jose and Silicon Valley owes $422,460 in income tax, an effective 42%, on Patrician.ch's 2026 model. Nevada levies no personal income tax, so in Las Vegas it is the US federal tax alone, $320,000.
  • Las Vegas keeps $102,460 more a year on $1M, $1,024,600 over 10 years. On $500K the difference is $43,701 a year.
  • The Nevada Constitution (article 10, section 1, paragraph 9) reads: "No income tax shall be levied upon the wages or personal income of natural persons." Voters wrote it in by initiative in 1988 and 1990, so a state income tax would take a new constitutional amendment.
  • The median existing single-family home sold for $1,920,000 in Santa Clara County and $470,000 in Southern Nevada in September 2026: 1 San Jose and Silicon Valley median buys about 4.1 Las Vegas medians.
  • Santa Clara County sent 632 tax returns and $122.7M of income to Clark County in 2022 to 2023, the 4th most income of any county outside Nevada, on IRS data.
  • Figures are current to October 2026, modeled on 2026 headline brackets for a single filer. Not tax, legal or financial advice.

Income tax, a year

San Jose and Silicon Valley or Las Vegas, on the same income.

A single filer, income tax only, on Patrician.ch's 2026 model. The San Jose and Silicon Valley figure is the US federal scale plus California's own scale with its 1% surtax above $1M, the same California tax the board models for every California address. Nevada levies no personal income tax, so Las Vegas is the US federal tax alone.

On a salary. California withholds 1.3% State Disability Insurance from every dollar of wages in 2026, with no wage cap since 1 January 2024. Nevada withholds no state tax from a paycheck. On a $500K salary that is $6,500 a year more on top of the table. Source: California EDD, rates and withholding 2026, checked 4 November 2026.

The catch

What the move does not settle.

California looks at the move. California taxes its residents on all income and can still claim a high earner who keeps a home, a business or family ties there after leaving. Income from California sources, a California salary or a California rental, stays taxable in California after the move. Does California have an exit tax sets out the rule.

The federal tax stays. The US federal tax is the same in both places. The difference above is California's tax alone, plus the SDI on a salary.

Hazard and heat. FEMA's National Risk Index rates Clark County Very High, with inland flooding and heat wave first among its hazards (version 1.20, December 2025, FEMA National Risk Index).
